Bolling Way Is Buckhead Village's New Front Door, and Its Season Runs Through December

On July 31, Bobbi Brown's Jones Road Beauty opened an 1,800-square-foot shop in Buckhead Village. Two days later, on August 2, Jeffrey Kalinsky opened Jeffrey at 3070 Bolling Way NE. The neighborhood had been without that name since 2020.

Kalinsky opened his first store in Buckhead in 1990. He later added locations in New York's Meatpacking District and in Palo Alto. Nordstrom bought a controlling interest in 2005 and closed all three stores in May 2020. The new store has no corporate parent, and Buckhead.com reports that he chose the location before he decided anything else about it.

Jeffrey arrived as the eighth specialty tenant in ten months. Since fall 2025, the district's landlord, Jamestown, has added one boutique after another, and the result now sits along Bolling Way, the short street off Buckhead Avenue where valet drops you off. The Village's events from now through early December start there.

Ten months of leases, in order

The Buckhead.com piece put it plainly: "Read in sequence, the leases tell a story of momentum rather than a scatter of openings." The timeline supports that.

When Tenant What it brought
Fall 2025 Roche Bobois 4,700 sq ft, the district's largest ground-floor bay, fronting Peachtree Road
January 2026 Maeve Anthropologie's in-house label, its second standalone U.S. boutique
January 2026 Great Many 1,800-sq-ft hair-growth studio, first location outside its New York flagship
Early 2026 Hill House Home 2,200 sq ft
May 2026 ME+EM 2,170 sq ft, the British label's space
May 2026 LoveShackFancy 2,100 sq ft, the brand's 29th store, built to look like a historic French townhouse
July 31, 2026 Jones Road Beauty 1,800 sq ft
August 2, 2026 Jeffrey 3,000 sq ft at 3070 Bolling Way NE

Most of these stores fall between about 1,800 and 2,200 square feet. That is boutique size, the kind of shop you can walk through in ten minutes before moving to the next one. Roche Bobois took the large Peachtree frontage early, and the smaller leases filled in behind it. Adam Schwegman, Jamestown's head of retail leasing, described the aim to Buckhead.com as "a dynamic, walkable destination that offers our guests access to sought-after fashion, beauty, and lifestyle concepts they won't find anywhere else in the city."

Several of these stores are a first or close to it. Maeve's is the second standalone U.S. boutique, and Great Many's is the first outside New York. LoveShackFancy's location was built specifically for this site. Shoppers usually expect that kind of retail in a mall. In the Village it opens onto a sidewalk.

Why Bolling Way, specifically

Jeffrey is larger than its neighbors. About 1,000 of its 3,000 square feet are a styling lounge, and the store offers dedicated valet and free on-site alterations. The racks carry independent labels such as Bergfabel, Sophie D'Hoore, Wommelsdorff, Christen, Dosa and Dusan alongside The Row, Celine, Phoebe Philo, Bottega Veneta, Gucci and Tom Ford.

According to Buckhead.com, Kalinsky picked the block for its neighbors. "I've gotten to know Buckhead Village because my friend Don Purcell opened a jewelry store there, and I've always frequented Le Colonial and Le Bilboquet, and the St. Regis is right there," he told the outlet. Purcell spent 25 years as general manager of Jeffrey's Atlanta and New York stores, so Jeffrey's former general manager now runs his own jewelry and gift shop across the street.

Unsubscribed, a women's fashion label, is now a few doors away. Buckhead.com gave its opening date as August 12. The brand's own boutique locator lists the store at 3056 Bolling Way, Suite B215. It is open Monday through Saturday from 11 a.m. to 7 p.m. and Sunday from noon to 6 p.m.

Food is part of the same short walk. Y Hospitality opened Y Bar e Ristorante, an Italian cocktail bar and restaurant, at 3065 Peachtree Road in July, as Rough Draft Atlanta reported. Le Colonial and Le Bilboquet, the two restaurants Kalinsky named, are still nearby.

Three stores still in the pipeline

The sequence continues, but only one of the next three arrivals has a season attached:

  • Vince. What Now Atlanta reported on October 15 that the brand plans a 2,400-square-foot boutique beside Billy Reid at 3035 Peachtree Road "this winter." It will be Vince's first Georgia store. No opening date has been announced.
  • Roller Rabbit. What Now Atlanta found a permit for an 1,850-square-foot store at 3065 Peachtree Road NE, Suite B214, and the brand gave no timeline. Jamestown's August announcement said "later this year." The brand's current store list does not yet show a Buckhead location.
  • TOM FORD BEAUTY. Jamestown's release, dated August 3, 2026, says it will open "next year." The brand's current Atlanta boutique is at Phipps Plaza, 3500 Peachtree Road NE.

Until a door actually opens, treat each of these as an announcement. As Buckhead.com noted at the end of its August piece, whether the district's run holds "will be measured in renewals rather than ribbon-cuttings."

The season, date by date

The district calendar from now through early December gives you reasons to come on foot, starting tonight.

Thursdays, October 22 through December 3

Sip & Spin at Brush Sushi runs from 6 to 10:30 p.m. every Thursday. The Buckhead Village District listing shows October 22 and 29, November 5, 12, 19 and 26, and December 3.

October 23 through November 1

The Partners Card gives 20 percent off at participating retailers and restaurants in the district, and proceeds benefit Camp Twin Lakes. It is the one stretch this fall when shopping on Bolling Way also raises money for charity.

Sunday, October 25

This one is a short drive from the Village. Buckhead Butcher Shop holds its first Oktober Wurst-Fest from noon to 4 p.m. at 3198 Cains Hill Place NW. Chefs Matthew and Jacob will lead sausage and sauerkraut demonstrations, and tickets are $125.

Saturday, November 7, and Thursday, November 12

Buckhead Heritage leads a Peachtree Heights East neighborhood tour on November 7 at 10 a.m., meeting at the Duckpond historical marker. On November 12 at 7 p.m. it hosts a free history talk at the Cathedral of Saint Philip.

Sunday, November 8

The Buckhead Village Car Club holds its first meetup in the Village from 9 a.m. to noon.

December 5 and 6

The Buckhead Handmade Holiday Market fills the 200 to 300 block of Buckhead Avenue, centered on 259 Buckhead Avenue, with about 100 artists. The Atlanta Foundation for Public Spaces organizes it, and admission is free. Hours are 11 a.m. to 6 p.m. Saturday and 11 a.m. to 5 p.m. Sunday. Bolling Way branches off Buckhead Avenue, so the market sits a few steps from the new boutiques, and it falls on the first full weekend of December.

As of this week, the district's Happenings page lists no other November or December holiday programming. Check it again in mid-November before planning around a tree lighting or holiday hours.

Getting in and out

The garages are priced for short visits. According to the district's visitor page, the South Garage is at 200 Pharr Road NE and the North Garage is at 3060 North Fulton Drive. Both charge $5 for up to three hours, $8 for three to four, $12 for four to five, and $20 for five to 24. That three-hour block covers a loop of the shops on Bolling Way and a lunch.

District valet is on Bolling Way, off Buckhead Avenue by The Veranda. It costs $12 before 5 p.m. and $20 after. Posted hours are 11 a.m. to 11 p.m. Monday through Thursday and Sunday, and 11 a.m. to midnight Saturday. Jeffrey also runs its own dedicated valet for customers.
